Danmarks f\u00f8rende b\u00f8rsnoterede ejendomsaktie hedder <a href=\"https:\/\/www.nordnet.dk\/aktier\/kurser\/jeudan-jdan-xcse\">Jeudan<\/a>. Jeg vil i denne artikel kort pr\u00e6sentere Jeudan og m\u00e5le aktien op mod udvalgte europ\u00e6iske og globale ejendomsselskaber og ejendomsudviklere. Jeg vil ogs\u00e5 vise n\u00f8gletal for udvalgte Real Estate Investment Trusts (REITs).<\/p>\n\n\n\n<p>Det selskab vi i dag kalder Jeudan blev grundlagt s\u00e5 sent som i 1990 som ejendomsselskabet EEC. Selskabet skiftede navn til Jeudan i 1999 efter overtagelsen af Ejendomsselskabet Jeudan, grundlagt i 1898. Jeudan ejer og driver kontorejendomme i K\u00f8benhavn for ca. 26,4 mia. kr. Selskabet havde mindre underskud i opstartsfasen fra 1990 til 1993, der samtidigt var vanskelige \u00e5r p\u00e5 ejendomsmarkedet. Siden et kursskifte i 1994 er det g\u00e5et fremad med stormskridt under Per Hallgren, der nu har st\u00e5et ved rorer i over 25 \u00e5r. Oms\u00e6tningen er s\u00e5ledes 51-doblet fra 30,5 mio. kr. i 1995 til 1.566 mio. kr. i 2019 svarende til gennemsnitlig v\u00e6kst p\u00e5 17,8% p.a. Det lyder jo helt fortryllende godt, men antallet af aktier er i samme periode \u00f8get fra 750.000 stk. til 11,09 mio. stk. Oms\u00e6tning pr. aktie er dermed kun \u00f8get fra 40,7 kr. til 141,1 kr. svarende til aktiespecifik v\u00e6kst p\u00e5 5,3% p.a. Det er knap s\u00e5 inponerende.<\/p>\n\n\n\n<p>Jeudans indre v\u00e6rdi er vokset fra 105 kroner i december 1995 til 669 kroner i december 2019, svarende til gennemsnitlig tilv\u00e6kst p\u00e5 8,0% p.a. Aktiekursen er 13-doblet fra 104 kr. i december 1995 til 1.345 kr. d. 28. februar 2020, svarende til gennemsnitlige afkast p\u00e5 11,2%. Som s\u00e5den er der noget der tyder p\u00e5, at aktiekursen er steget for meget p\u00e5 kort sigt. Med den nuv\u00e6rende aktiekurs p\u00e5 1.345 kr. er Jeudan-aktien da ogs\u00e5 vurderet svarende til K\/I=2,01. Som s\u00e5dan er Jeudan prissat i den h\u00f8je ende af de 48 ejendomsselskabet vist i nedenst\u00e5ende tabel. De 48 selskaber er til sammenligning i gennemsnit vurderet svarende til K\/I=1,07, og hele 24 er vurderet under indre v\u00e6rdi. Det seneste udbytte p\u00e5 12 kroner for 2019 giver et udbytteafkast p\u00e5 0,9%. Det er i den helt lave ende af de 46 selskaber, der i gennemsnit giver udbytteafkast p\u00e5 3,6%. Det er dog samtidigt mit indtryk, at aktien er for h\u00f8jt prissat\/vurderet i februar 2020. Men der er mange internationale alternativer til Jeudan. Jeg er selv p\u00e5 jagt efter gode internationale ejendomsselskaber til Jackson FamilieInvest. M\u00e5ske kan du hj\u00e6lpe mig med at finde de bedste selskaber ud fra min liste p\u00e5 48 internationale kandidater?<\/p>\n\n\n\n<p>Udover ejendomsselskaber som Jeudan, der udvikler, ejer og vedligeholder udlejningsejendomme, findes der ogs\u00e5 b\u00f8rsnoterede ejendomsselskaber, der g\u00e5r under betegnelsen Real Estate Investment Trusts (REITs). Disse selskaber er underlagt s\u00e6rlig lovning, der fritager dem for skat, hvis de udbetaler midste 90% af den ellers skattepligtige indkomst. REITs har typisk f\u00e6rre medarbejdere, f\u00e6rre v\u00e6kstambitioner og h\u00f8jere udbytter. REITs har desuden ofte et t\u00e6t samarbejde med et st\u00f8rre ejendomsselskab, der leverer nye ejendomme og st\u00e5r for administrationen. Eksempelvis administreres Capitaland Commercial Trust, Ascott REIT og Ascendas REIT af Capitaland. Og Daiwa House Trust administreres af Daiwa House Industry. I snit handles de aktuelt til K\/I=1,00. Mange handles langt under indre v\u00e6rdi, og kan v\u00e6re interessante investeringer. Som det ogs\u00e5 fremg\u00e5r, giver de 35 REITs i gennemsnit udbytteafkast p\u00e5 hele 6,0%.<\/p>\n\n\n\n<p>Hvad mener du om Jeudan? Og hvilke ejendomsselskaber kan du anbefale? Er der sp\u00e6ndende, profitabele, internationale ejendomsselskaber jeg har overset?
