- I added a new REIT to the portfolio - Agree Realty (ADC). Its like a mini O (Realty Income). More than 10 times smaller than O, but the exact same business model. A triple net lease with +2000 properties. O has a better credit rating, but ADC is also investment grade rated Baa1 from Moodys and S&P, but ADC has a better balancesheet in terms of leverage. ADC has 4.3x net debt/EBITDA, which is lower than O, and they also have a higher interest expense coverage of 5x. Another important thing is that they have almost 0 debt maturing in the next 4 years. No real debt maturity until 2028, so they will not be hit by higher refinancing costs like most other companies. ADC has 70% investment grade tenants and 15% not rated, and 15% sub-investment grade. Their biggest tenant is Walmart with about 6% of revenue coming from them. All in all, they are better positioned financially when it comes to higher for longer rate narrative, but they are also better positioned if a recession hits, because their tenant base is stronger than Realty Income’s. During the Covid lows the shares hit about 52$, which is only 10% down from current price, so I see downside as being very limited from current price. The listed reasons above is also why ADC is trading at a higher multiple of 14.1x FFO, while O is trading at 12.75x FFO. Will enjoy a safe 5.2% dividend yield and 3-4% earnings growth until the share price eventually goes back to the 70’s.Ja, det er det. Så du behøver ikke lede efter den på nogen positivliste.
